April Market Trends for Jackson

Looking at the statistics for Jackson, we are seeing an average of 37 days on the market, which is down 46% from this time last year.  This means that homes in Jackson are selling much quicker than they were last year. New homes to market is 92, which is 39% down from last year.  This correlates to the number of homes sold in the month of April, which is also down (17%) to 87.  There aren’t enough homes currently on the market to meet demand, which is why we are seeing fewer homes sold as well as fewer homes new to the market.

The median price for Jackson has gone up 12%, making the current median price for Jackson $182,000.  This increase is because the inventory is lower, therefore allowing sellers to sell their homes for higher.  Jackson is currently considered a seller’s market, meaning that it’s a good time to sell because you can price higher and there is less competition on the market.

If you’re considering putting your home on the market, the current market is the perfect time for you.  There is less competition, which means your home is likely to sell faster and for a higher price.

If you’re purchasing, you need to make sure you get all your ducks in a row before house hunting, because once you start looking things will likely move quickly.  First things first, get pre-qualified – that could easily be the determining factor for your offer getting chosen over someone else’s.  For a list of lenders, visit my resources tab.  Secondly, get your wish list together – determine the location you want to be in, the house features that are most important to you, and a price you feel comfortable with.  For more information on things to consider while looking for a house, check out my guide on the steps of a real estate transaction.
